Otherwise, if you're looking to find a place to rent, I don't have any alpha to offer except for my advice here.
**To find a coliving house to rent**:
- It's very difficult, but not impossible - expect it to take many months
- Check Zillow and Craigslist 2-3x/week
- Pro tip: walk through everything that's 3BR or higher and ask the property manager if there are any upcoming vacancies in other units in the same building. A shockingly high percentage of the time there will be 1-2 more units available within a few months. Vacancies are often correlated!
- Finding off-market leads is not worth the effort of going door-to-door.
- Real estate is the clear bottleneck in San Francisco - it's why I got a real estate license in June 2024.
**To find a commercial space to rent**:
- If you're an AI startup, it's easy: join [Solaris AI](https://www.solarissf.com/solaris-ai/root), they're awesome and in the Neighborhood.
- Otherwise, the professionals that can help you are called "Commercial Real Estate Brokers" or "Commercial Leasing Agents" - they get paid by the property owner, so there's no downside to working with one, although they'll only be hired to help place tenants like you into a limited portfolio of properties
- This should be easy: SF has like 30% office vacancies right now, you should be able to find tons of deals! Get a few people competing for your business and have them bid against each other.
I wish I could be more helpful...! I do sometimes dream of scraping the MLS, underwriting/analyzing every opportunity, and proactively surfacing great candidates. It wouldn't be a substitute for walkthroughs as a lot of info just isn't online. But I could at least layer in my opinions about location, analyze the tenant situation, analyze coliving suitability, etc. Maybe next year.
