An I/O loan is cheap during a short term (like 5 years) until the balance of the loan is due in a single "balloon payment". These are often used in commercial real estate to cover a redevelopment period, then refinanced before the balloon payment. A standard structure, even for a first-time investor, is 7.5% interest and a term of 5 years.
