This is a strategy for achieving a long-term hold. The steps: 1. Raise capital from investors, targeting a 15% IRR over a 5-8 year hold period, to buy a 3-4 unit property that could make an epic coliving house 3. Optionally redevelop it and [[Refinance|cash-out refi]], return 15-50% of investor capital 4. Hold for 3-7 years, which is often the natural lifespan of a coliving house anyway 5. Do a [[TIC conversion]] so that you can begin transitioning from coliving to cohousing for families 6. Offer some or all of the 3-4 units to members of the community 7. 1-3 sales return the remainder of investor capital, because [[Buying multifamily and selling TICs is a 35 percent arbitrage opportunity]] 8. Sell as few or as many as the community wants. Coliving in 0-3 units combined with cohousing in 1-4 units could all work great. 9. Mission accomplished: the house is now owned long-term by its members, and families of close friends can raise their kids alongside each other.
